Contaminated land searches. Should we pull out?

We’re close to exchange and the property searches have come back with a high risk for land contamination within 4 meters of the property. The houses were built in the 1990’s on old industrial land including an oil depot. What on earth do we do from here? Our solicitors are saying it’s not an issue, just take out indemnity insurance but I’m more concerned about the health risks especially as we have two young children. We’re first time buyers so have no idea what to do from here. Any advice?

Would this also effect us being able to sell the house in future?

I just googled what the health risks of living near an old depot is…and it’s not good. I’d pull out. If you do go ahead and want to sell in the future, other people will be thinking the same as you, it would be a no go for me.

I’d check the old planning permission requirements to clean up the contaminated land.

There must have been a requirement to do this
