How many viewings would you expect in the first few days?

Our home went on the market on Tuesday mid Afternoon.

We have 3 viewings booked. Another booked but cancelled.

Is this a normal number? It seems a little low to me. I’m worried that we won’t get any others.

It’s been 12 years since we last sold so I can’t recall what is a normal number.

How many would you expect or how many did you have booked in the first 48 hours?

We had three or four in the first few days. It went on the market on the Friday, we had viewings on Saturday and Monday and accepted an offer on the same Monday.

Sounds promising! It’s a dead market so 3 viewings is good, shows the pictures are appealing. Now’s the time to scrub, clean and make pretty the house for the viewings!

I would look at it over a slightly longer period - say 2 to 3 weeks. I think 3 from initial listing is promising but you will know if the viewing bookings drop off or no offers come in. It depends on your geographical location too. Three would be great if your in a village but maybe a bit meh in a popular area. Hopefully the 3 you have are proceedable and not just curious locals🤞. Did you ask your agent to only facilitate proceedable or is it left open to all interested parties ?

We had none for the first 4 days then steady viewings over the next few weeks. No offers until we reduced the price after 8 weeks though!

Last time we sold we had I think 10 of 11 viewings the first weekend - but most of them seemed to be people who’d been looking for a long time and were just jumping to view everything new to the market - they were all fusspots struggling to find anything they liked! Our more serious viewers came in dribs and drabs over the following month or so.

Three in the first week sounds fine. It indicates that the listing and photos are decent, and you aren’t priced wildly high so are getting interest. I don’t think there’s any “normal”, it’s so dependent on the local market, where your home is in terms of the number of potential buyers who might be interested (very large and top of the market homes often take a long time to sell.)

Thanks all. It seems that we’re not doing too badly then.

We’ve just had a 4th viewing booked and hopefully we’ll have more soon.

It depends on price and area. We lived in a house in a city center that had multiple viewings day one. Now we're in an expensive house in the burbs getting one a week would be considered ok.

We’re currently open to all interested parties though they do inform us of their current position.

We’ve just had a 5th viewing booked so hopefully that’s a good sign and there’ll be more viewers to come.

We sold in March, went through 3 buyers. Listed April 24, Sept 24 and Jan 25. In total we only had 4 viewings but 3 of the 4 offered.

Excellent news and also anecdotal evidence that the market isn't dead. The right EA and the right price gets you sold within a week.
