selling sheltered accom flat 70% ownership

Am helping a friend after sudden death of mum, she had a shared ownership sheltered flat, 70% owned....service charge is £250 a month, council tax about £100....this has to be paid until flat sold....I have heard these flats are very hard to sell....any experience on these...?

My DIL’s mum died suddenly. The flat is beautiful with Farrow and Ball paint, all recently done. It’s now on the market at a lot less than it was bought for, only a year earlier. She can’t give it away. Zero interest and it’s in a popular town, close to the beach and a minute from a posh supermarket.
Just present it as attractively as you can so that it stands out from others available.

Oh I heard this might be the case.......friend wants it sold fast as cant really afford the outgoings on it....might suggest auction or company who buys up places below market value, thanks .
