Which house to buy?

We are in Melbourne. DH and I looking to move from the suburbs and closer to the city as we become empty nesters, while still having space for DC to come back if needed.Thesese houses are both in the same general inner city area.
House 1. Boring looking townhouse, 3 bedrooms, garage, small garden, quiet street, lovely kitchen, good storage..we could move in and get on with our lives. Coming up for auction and likely to be at the top of what we can afford.
House 2. Beautiful Victorian house, 3 bedrooms, no garage, lovely high ceilings and lots of natural light. Needs new kitchen and bathroom and other updates as well. Small garden and busy street with a tram going past. We could buy this for $200,000 less than House 1, which would hopefully more than cover the costs.
We are torn. We have never done a big renovation so lean to House 1, but are very drawn to House 2.

In terms of property style I’d usually go for an older renovation project. However, living on a quiet street is a must for me.

House no 1. I love living in a quiet street.

House 2 being in a busy street means nothing will be clean. Ever. I looked at a house for my brother once that had a busy road over the wall and everything had a film of black dirt. If he wanted to sit outside, everything would need hosing down first or your clothes would be revolting.
