Changing Estate agents

We have been with our current agent for 12 weeks now and have 3 potential buyers who will put in an offer when they are proceedable, but no firm offers.

This afternoon I had booked to have the photos of the garden / extra shots to be done. This was booked 2 weeks ago and therefore spent most of the day dragging DS round garden centres and prettying garden.

Photograher failed to show up so I rang the agents who explained they had taken the shots through the back door glass yesterday whilst there was a viweing. I subsquently v peed off and wondering now the quality of these photos. In the last 12 weeks, they have been 15 minutes late to show one buyer around our house and still have yet to add photos to www. Seriously thinking about moving agent, has anyone else done this, would you or am I still in throws of anger? Deep Breaths .....

Have I got this right, you have been on the market for 12 weeks with them and they haven't put any photos of your house on their website?

If so that's appalling! Is your house displayed on Rightmove?

Re the garden shots, if you do stay with them, either insist they return, or take your own shots and insist they use those.

we changed agents a couple of times in the 9 months it took to sell our house. it's was no problem at all, and though I have to say it didn't speed the process up at all, it at least gave me a sense of purpose!

We changed agent due to them being so slow to get house on Rightmove. Also the propective buyers they sent round were not serious buyers.

We changed agent, and first two viewings with the new agent both put in offers. One was a cash buyer so had a very smooth sale. Remember how much money the estate agents are making on your sale!! I would change.

12 weeks with no photos, I would definately change if I were you - also terrible to be late for viewing, they should be there in plenty of time.

We are now at 12 weeks (same age as DD2, what was I thinking of!?!) with only one set of viewers (who I showed round but was happy to). Photos are up but not as many as with other agents, they won't accept my own photos and cannot edit their own, so they are quite inflexible, so we need to change. Do I organise other agents to come round first or tell current agent that we no longer want to continue with them first? It's our first time selling so I'm not sure the procedure..! Current agent has no tie-in period.
