Which property is better?

  1. Streatham, one bed ground floor, £1600 service charge, 100 year lease, parking space, £217,000. Good condition. 0.5 miles to Streatham Hill.
  2. Northolt, one bed top floor maisonette, no service charge, 950 year lease, parking space, £210,000, requires updating, 1.2 miles to northolt tube station, bus stop 1 min away.

I thought most people advised Streatham on your previous thread.

The lease is good, no service charge is good and updating will add value when you want to sell.

No service charge & 950 year lease refers to northolt, so you think northolt is better?

How do the Northolt property owners deal with repairs,cleaning and decorating of common areas ? Hope it’s not a “ well you are the top floor flat so the roof is your responsibility” situation.

Does either of them have access to communal or owned outdoor space?

Where do you need to get to for work or socialising? Which has the better transport links for your needs?

How secure is the common entrance, especially for the ground floor?Remember that everyone else coming into the property will be coming past your flat, any time of day, opening and closing the front door. If you wfh or work shift work delivery drivers will ring your bell.

The property itself sounds better value, but it depends what those in the know would say about the area.

@viques comments are food for thought. There should be money set aside for repairs, but if there’s no service charge, where does the money come from?

I'd 100% have to go for that one over a flat without, but I suppose it would depend on whether it was important to you.

Which one has more space? Also which area is more convenient for you?
Off the top of my head, i think Streatham,or at least parts of it, is more 'desirable' than Northolt.
The latter is close to Heathrow, which can be a plus or minus depending on individual preferences for travel vs actual location and aircraft noise.
