Anxious hiring tradesmen

Just bought my first place by myself. It's an upper level maisonette within a Victorian terrace and of course the roof needs attention

Currently sitting anxiously waiting for a roofer to come and give a quote. He has come recommended but I've never hired a tradesman before so I'm anxious about it all.

I knew when buying I would need to replace windows and have the roof mended but now I'm here I'm a ball of stress

I think I've got a good savings buffer to pay for it but didn't expect to be this worked up

Posting here because folk have generally been friendly and helpful. I'm worried about being a solo woman who looks younger than she is trying to navigate tradesmen

Who recommended him ? You’re in control. You’re in Charge. Don’t hire him if you get a weird vibe, trust your gut.

Always get 3 quotes so you can compare. They can be different by thousands in my experience. Could you have someone else with you for support?

Are you sure it’s your responsibility to do the roof? If there’s multiple flats in the same building do not have shared responsibility?

Yeah, it's two flats converted from a house and it's stated in the lease that the roof is my responsibility

Thanks. Guy has been and gone and it was quick. He basically has to replace all of the facia and refelt it all. He says he needs to get scaffolding quotes and will sent the final amount through in a day or two.

Now I've had one round the others will be easier

whereabouts in the country are you? I am in the south-east & scaffolding cost me £400. Once they’ve put it up, they generally need a nudge to take it down again.
