Cardiff - advice on areas please!

Morning
my DS has got a graduate job in Cardiff, he’s excited to settle in the city.
he’s visited friends a few times but in terms of areas neither of us have a clue.

he’d like to buy a two bed flat - we’ve saved a £40k deposit for him (im
so aware my kids get to choose my dementia care home so I’m paying it forward haha)
he would have up to £175k budget

can anyone recommend areas? Somewhere safe, near green spaces, affordable?
and also areas to avoid - high crime etc

Nice areas, with things going on that might appeal to a young lad:

Pontcanna (probably out of budget, but some parts of Canton are sold as Pontcanna)
Penylan
Roath
Cardiff Bay

Also nice, but maybe a bit quiet:
Rhiwbina
Radyr
Cyncoed
Lisvane
Whitchurch
Llandaff

Nice in certain areas, others less so:
Canton
Pentwyn

I would avoid:
Cathays
Ely
Fairwater
Llanederyn
Riverside

so with canton we would be looking at the pontcanna end?

Generally, I would say anything north of Cowbridge Rd would be better, although the roads around St John's church, so Earle Place, Penllyn Rd, Church Rd, Denton, Welby, Alexandra Rd also nice.
