Orpington- areas to avoid

We are looking to buy a house in Orpington. Which areas should you avoid? There’s a few in St Mary’s cray. Is it a nice area in terms of safety, is it family friendly, etc

I don’t think any part of Orpington is particularly bad!

I have friends who live in Poverest and Goddington, both are hospital consultants and both live in houses worth about £1-1.5m. So those areas are fine. I do occasional clinics in Orpington Hospital, and the area around there is fine too. The only bit that isn’t particularly attractive is the retail park, but it isn’t rough, just a bit desolate.

Avoid st Mary cray, properties are a lot cheaper there for a reason. The rest of Orpington is generally OK with nicer and less nice bits.

The house we are looking at are in Beddington Rd or St Paul's Wood Hill, just next to Scadbury Estate Country Park, southwest part of St Paul’s Cray. Is that the bad area to avoid?
