Buildings Regulations Certificate for Boiler missing

About to put my house on market and getting ahead of curve with documents. I had a boiler installed about 4 years ago and seems that the installer never notified it so I don't have the buildings reg certificate. Called gas safe and they said to just go back to the original installer and ask them to notify and all should be fine.

I've tried repeatedly to get hold of the original installer via phone number, email and even social media but it doesn't look like he is in business any more so not getting any response. He doesn't seem to be listed anymore either on Gas Safe Register site (he was at the time I had it installed). I had it serviced last year by someone different.

Anyone else had this situation? I'm a bit confused as when I've looked online I get a mix of responses.

Would there really be any enforcement after all this time? I'd be happy to offer and indemnity and get a new service and gas safety if needbe.

Not a major issue. Like you say the buyers solicitor will probably want an indemnity policy , which isn’t expensive, and that will be the end of the problem.

That may want a service and gas safety certificate too, but that’s fairly standard in all house sales anyway.

My Vendor couldn't produce a certificate and ended up paying an indemnity insurance.
