To buyers - would you get one of these before exchanging ? Note this is different to the boiler service ..

Im not sure if i should get one for peace of mind and if this is the done thing to do (FTB here) ?

I had one done for my buyers and paid for it. They didn’t ask for one. But the way I approach it is: I want to live in a home that is safe. I want the home I have loved and lived in to be a safe and happy one for my buyers. Why wouldn’t I treat my buyers the way I have treated my own family (from a house safety perspective)?

On the other hand: My sellers did sweet FA! 😆
But I didn’t expect them to do anything other than what they’re legally obliged to do.
All that said…
Absolutely have your solicitor ask your seller’s solicitor when the last gas safety check was carried out, as well as a boiler service, and EICR. The seller is under no obligation to have a gas safety check, boiler service, or EICR. You can ask to have those done prior to exchange and ask them to pay or offer to pay yourself. They’ll likely not want to pay.

Yes. Definitely. I didn’t because the sellers said they lost theirs and wouldn’t get a new one. Turned out the boiler was condemned and it was not following the requirements of current legislation which would invalidate my home insurance. I ended up having to replace the boiler one month in the property. I found evidence they lied (aka they forgot the condemned report on top of the boiler) and will sue them in due course.
Don’t exchange without it!
