Is this quotation reasonable

Hello Mumsnetters,

I have recently obtained a quotation for some extension work on my property and would like to understand if this a reasonable price as a I have not done this before. The extension is a ground floor rear and side extension to create an open plan kitchen-dinner.

I am located in the south east.

Firstly, I have been quoted approximately £99K for an approximately 55m2 ground floor extension. The work will include:

  1. the masonry shell stage which includes all structural and external works to achieve a weatherproof shell and
  2. the first fix stage which includes internal structural and service installations before plastering

NOTE: NOT included is plastering, kitchen fitting, floor finishes, second fix electrical/plumbing, or painting

Secondly, I have been quoted approximately £47K for an approximately 25m2 loft extension. The work will include:

  1. The masonry shell stage including all structural and external work necessary to create a watertight, weatherproof loft structure
  2. the first fix stage plumbing, electrics, studwork, staircase installation etc ...all internal set up before finishing works begin

NOTE: Not included is second fix, plastering, bathroom tiling or sanitaryware installation

Also, how much more do you think I might need to take the works to completion assuming a mid-range finish?

Never done a loft extension so can't comment on that but the first one does not sound unreasonable for the size assuming it includes all labour, material, equip hire etc

I can't comment on the larger one but the smaller one sounds about right. It's a lot of work unfortunately.

Yes to your question, everything is included; labour, materials, equipment etc ...that would be required up to first fix level.
