Hi,

This property is listed with three EAs and looking at the pictures it looks to be nice enough to sell.
Am I missing anything wrong with it or is anyone aware of this area?

Estate agent number 3 has some horrible quality photos but does show how small that crazy wallpaper bedroom is. The others are a bit deceptive. Do you want a pond? Id be thinking about how much it would cost to remove.

I wouldn’t entertain a property on with 2 EAs let alone 3.

It just screams desperation.

Very odd to be on the market with three estate agents. The third one has no photographic talent whatsoever.

The vendors have perhaps spent all the money inside the house and nothing on the exterior but that’s not hard to be rectified. We removed a pond ourselves but that garage maybe would need professional help if you wanted to upgrade or remove as it’s the kind of age that possibly has asbestos.

I suspect the 3rd agent shows the true sizes of the rooms.

Downstairs bathroom would put me off. As would all the grey.

I initially loved it as that is 100% my style until I see the 3rd photos it looks tiny

3 bedroom house and 70sqm is tiny.

Looks like a retirees house but then no upstairs bathroom.

One sold for £50k less that looks like it needs a lot more than £50k of work - so not price.

Downstairs bathroom would put me off. Decor not my style. The photos with the third agent are dreadful!

The square footage listed is different with the first 2 estate agents, over 30sqm of difference.

Is it a pre fabricated house? Circa 1950’s. Non standard construction is a problem if you need a mortgage

The EPC for this house is here EPC
It is listed as 70sqm with two types of walls, timber frame and solid brick.
I suppose that the timber framed walls might be the ones between the properties and the brick ones the external?
Looking at the photos and StreetView the roof seems to be wavy, no idea whether this is normal or not.

I will definitely need a mortgage to buy and what's putting me off from viewing are the timber framed walls (issues with lenders?), the electric shower (no idea why would you need one if you have a boiler, maybe for backup?) and the price.
In 2023 an end of terrace on the same street (no. 61) sold for 455 and that one had an en-suite, a conservatory and a bigger garden.

It is somehow well connected to central London via tube (slow) or via C2C and reading on this forum I understand that Upminster/Hornchurch is not a very bad area to live.

I reckon it’s safe to assume anyone listing with 3 EAs will be a bloody nightmare vendor!

you'll be grateful of that electric shower when the boiler breaks down!! I don't know why that would put you off? They can be better than mains fed ones if your boiler isn't great, or they don't tend to be affected by someone else running a tap in the way that boiler-run ones can be.
It's a very small house though, i'm feeling claustrophic just looking at some of the photos and the downstairs bathroom is a no-go for me.
The 3 agents is very odd although one says chain ahead is complete so maybe they're just desperate?!

If it is ‘chain complete’ as it says in the blurb, they may just be on with three agents to get the sale of their property in place.
I don’t know Hornchurch personally but I do know people that live there and they like it!
I think that although EA3’s photos are rubbish, they are a more realistic version on the property than the other two depict. For me personally, only have a downstairs bathroom would put me off and although the kitchen & bathroom are perfect usable, they are definitely not to my taste and I would want them to be changed at some point in not to distant future. I imagine other people would be thinking the same. I also would be investigating the cost of filling in a pond. I have zero interest in ponds and would have no desire to maintain one or paying someone to do that on my behalf. (also have kids that would end up bashing the fish on the heads with stray footballs, netballs, rugby balls etc etc etc.)
Saying that, it will be a nice house that’s works for someone (maybe you!).
