Bicester property market

Anyone currently selling in Bicester atm?

I'll be putting a 2-bed on Langford up for sale shortly and trying to work out how to price it. Obv the estate agent has been helpful but I'd rather price it well in the first place and get it under offer more quickly, if possible.

I know this is quite a niche question but comments on the market overall in and around Bicester would be helpful. TIA.

Not in Bicester, but seen as you've had no other replies, this is what I did to price my house (and sold after 2 lots of viewings) recently.

Get at least 3 estate agents valuations. I chose a small local company, a large national company and one that uses a lot of styled shots in their marketing. I listened to their marketing strategies as well as price. Along with looking at sold prices of comparable houses on RM. If you do that before the EAs come, you can ask them why yours is worth more/less than the equivalents you've found.

I then followed the advice of the EA felt was most realistic and had the best idea of how to proceed

Happy with my EA. Thanks for posting tho.

It's more how much movement there is locally because we have a couple of friends in different areas struggling to proceed.

It's a nice FTB property tho, so should be fine.

Hi Op,

It’s no word of a lie that I know 5 people (all separate from each other) that completed on purchases last week.

This may help. 😀

That does help. 😁🙏

I just keep seeing mutters of slow markets & the people I know have been in limbo for ages.
