anyone let a property through Barnard Marcus agents

Unsure where I stand, so any advice appreciated

Rented out a property for the first time on a 1yr contract through a high street estate agent on a tenant find only basis, not management. Great tenants, no issue there, they paid a years rent upfront.

Have received an automated email offering a renewal service. I don't need this. I'm happy to manage rent and everything else myself, I only used the agent to find a tenant and paid all the fees at the start of the tenancy.

I'm not increasing the rent and given the law changes coming into force (tenants only have to give 2m notice regardless of how long they have signed a contract for) I'm happy for a rolling contract after the year ends rather than them signing a new term - seems pointless unless I'm missing something.

The agent wants to charge me an annual finders fee (7% +VAT) and £300 for a "tenancy extension". They also want 6m notice for me to take over the rent.

Can I just email them and say tenancy is ending I no longer need their services?

Its a standard letting contract from a high street chain estate agent

Unsure what the next step is and when I phoned for advice they just tried to sell me a load of addons so any advice appreciated

Ignore them. They are just trying to get money out of you for nothing. You paid them to find you tenants, they did, you paid, that's their lot.
