Loft dormer

Hi, we are in the process of purchasing a new property which has had a loft conversion and two dormers put in. However, we would like to put an additional 2 dormers in to stretch across the full width of the property at the back. Has anyone had previous experience of this?

You'll probably need to remove all the existing and replace due to structural and building regulations requirements. So it'll be as expensive as starting from scratch (possibly more expensive).

Check if the house is in a conservation area or had had permitted development rights removed. Then check whether what you want to do is within permitted development by checking on the planning portal and read the technical guidance for permitted development off the government website.

It sounds like it would be permitted development from your brief description.

Might be worth getting some advice, particularly on the planning side. We used a company called Home Tales who did our applications, they were really helpful explaining the differences between permitted development and a full application, and what they thought we'd be granted

We had a planning application for a long rear dormer turned down. And to be honest, I wasn't surprised (or disappointed). It would have looked pretty ugly.
We revised it and just went for 2 separate dormers instead which passed planning without any problems. And now in the process of being built - chaos!

Hi. Unfortunately we can't really as that was just part of much more comprehensive work (also adding a big glass gable and quite a bit of miscellaneous internal work).
It's almost finished now and looking forward to moving back upstairs again before too long.
