We have been searching for ages, and finally a house has come up that ticks all of our boxes in the exact area we want. It’s only come on market yesterday and I’m first to view it this weekend, however there are other people viewing it after us.
It’s priced at offers in the region of £600,000 and if I love it I don’t want to lose it. What do you think an offer should be when it’s in the region? We could probably afford to go to £640,000 as cash buyers.
What are your thoughts? Oh and I’m aware I’m getting ahead of myself and I need to view it first!

Do you have a feel for what it's worth based on recent sales in the area? Do you know the vendor's position?

I'd ask the estate agent what offer they would accept to cancel the viewings and take it off the market.

If they don't answer, then I'd put in an offer, but remember the first offer is an expression of interest and the start of the negotiation. So I'd definitely go under 600.

It’s in quiet spot with house sale locally being all different types of property, so hard to say in comparison with other properties.
@Michele09 from what I understand the viewings are all supposed to be happening one after another on Saturday, so unsure if they would do this. My worry is it goes to sealed bids.

Yeah, I think in your vendors position I wouldn't be cancelling any viewings, i'd be waiting for feedback from everyone and either accepting the highest offer with the most proceed-able situation or asking for best and final offers.

I think you just have to wait and see what happens. I know that's frustrating!

@Icanttakethisanymore I agree, it’s what I would most likely do. Ahh I just have to see what happens. I’m on tenterhooks before I’ve seen it as it’s so perfect.
