In August 2023 I took it upon myself to track a bunch of properties for sale by MMA in North Yorkshire and County Durham. At the time, quite a lot of people were bemoaning the method (there are some terrible threads out there, some of these companies are shocking).
Anyway, now that the land registry have probably finally published enough of the sales for the results to give a bit of a picture, the results are below.
Two key things jump out:

Don't trust what Zoopla says your house is worth
