Modern method of auction: the results of monitoring - actual sale prices

In August 2023 I took it upon myself to track a bunch of properties for sale by MMA in North Yorkshire and County Durham. At the time, quite a lot of people were bemoaning the method (there are some terrible threads out there, some of these companies are shocking).

Anyway, now that the land registry have probably finally published enough of the sales for the results to give a bit of a picture, the results are below.

Two key things jump out:

Results are extremely variable
Don't trust what Zoopla says your house is worth

Zoopla (at the time): 338k
Listed 360k May 2023
Toggled down then up to 385k
Sold for 362
Condition: moderately dated

Asking 350k
Zoopla 641k
Condition: dilapidated
Mansion-esque – huge - did not sell

Zoopla: 446
Listed March 2023 for 350k
Reduced to 300k in April
Condition: dated/moderately dilapidated
Sold for 320k

Asking 295
Zoopla 294
Condition: dated, moderately dilapidated
Did not sell

Listed Sept 22 375k
Zoopla 297
Constant price toggling up and down by 25-50k
Condition: very dated, scruffy
Final guide price 275k
Sold for 300k

Asking: 270
Zoopla: 270
Condition: good/dated
Sold TWO YEARS LATER for 320 (so, might not have been an MMA by then)

Listed for 220, Sold for 210k
Zoopla 345k (!!!!!)
Condition: dated

Asking 202.5k
Zoopla 283k
Condition: a little worn/dirty carpets
Did not sell

Asking 200k
Zoopla 208k
Condition: dated - very
Sold for 205k

Listed Feb 23 569,950
Final asking 400k (reduced 29% from 569)

Condition: superb, old fashioned
Sold for 410k

Dec 22: 399,950
Reduced in various chunks until June 23

Zoopla gives a RANGE of prices, top being pristine and bottom being non major structural renovation. The one it displays in the middle is for a well maintained house of good style.

It hasn't viewed the house its just stating the range using the size, location and past sales, you have to be realistic about the conditions.
