How fast can the house buying process go?

Solicitors checks were completed by another buyer that pulled out.

But we would still need a survey and mortgage.

I’ve done it in 6 weeks, where there was no chain. I would have thought it was tricky to get it done much faster. Everyone has to be motivated/organised including the solicitors.

Our last sale took ten weeks from accepting the offer. No chain.

If there’s no chain and the survey doesn’t throw up any issues that need to be resolved or negotiated then it could be as little as 8 weeks if both sides have solicitors who are on the ball. That’s also assuming your mortgage is quickly approved.
Realistically it’s likely to be at least 3 months - the property buying process seems to be getting slower and slower in my experience.

We had no chain as first time buyers but it still took 3 months.

Chain free, zero complications, still took 6 months. No idea how but it was so slow.

Definitely depends on how quickly both solicitors work and how diligent both sides are in keeping on top of it.

Im theory it could go much faster but you have to be prepared for it to be much slower.

Ask your mortgagees how long this is likely to take and speak to everyone in the chain to see if they're in a position to complete immediately your mortgage is in place.

In Scotland. Recently did it in 7 weeks from having our offer accepted which included the marketing and sale of our property. First time buyers buying our flat and the house we were moving to was unoccupied.

We are no chain cash buyers and currently at 8 weeks, we did lose a few weeks trying to figure out the 'proof of funds' anti money laundering part as its linked to inheritance so needed the executor involved to prove its origins.

Without that we could have probably been done by now. I expect it will take 10-12 weeks though now (so next month).
