10m2 extension cost

How much would you expect a 10m2 single story basic rectangle shaped rear extension to cost? Basic standard. Flat patio slabs currently sitting where the extension would go.
5 metre length x 2 metre depth.
Literally a rectangular box built on the back of an extremely small semi detached house which is 5 metres wide and has a completely flat back wall.
Basic roof. No sky lights.
No internal walls to knock down.
What would you think it would cost?

2.5k per sqm so £25k.

Probably much more than that as building costs are very high.

Just to add we were quoted a couple months ago for a very similar extension but 15sqm, three quotes came in between £35 and 40k. But we are in a cheaper area than you.

We’ve been quoted 20-30k for redoing an existing 12m2 conservatory (mids) This is without digging foundations and minimal brickwork.
OP despite the online calculators saying 2k per square metre or whatever, I think you’d be looking at 50-60k realistically.

Well I've had a quote for £20,000 from a reputable local builder who has lots of good word of mouth feedback from people I'm friends with in the village, so I wanted to compare this figure with what people thought it should cost. I basically wanted to make sure it isn't higher than what people on here think it should be, after a couple of family members said it sounds too much for the size/simplicity.

Hmm I think that depends where you are and what contacts you have. We've been quoted 40k for a 15sqm proper extension - had 3 quotes from local reputable builders, one of whom we've used before. There's so many variables it's hard to guess but 2.5k per sqm is a perfectly reasonable ballpark.

We are in south Essex, planning huge back and side extension. Was told prices at the mo are anything between 1.5-2.5k, but probably more towards 2.5k

I work in construction and I’d say 2.5k per sqm at an absolute minimum.

We were quoted about 90k 😭 for a 24m2 extension so on that logic I’d say at least 40k.
