We are down to 2, one has slightly lower fees but is known for being slightly slower to sell properties, they have given us a slightly higher quote. They have no website but list properties on right move. They have a central location in the village but no outlet in the town centre. They do not list in our local paper. But they do have a good repuatation, they sold the house to us and did a good job at representing the seller.

Other has a slightly higher fees but shifts them quicker ( we need a quick sale) perhaps as a reflection they have offered a lower price but one we are happy to loose 10% from. They have a store in the village and others on the area and better presence in the paper. They also have their own website as well as being on right move. BUT they are selling 3 other properties on the road - is that a good or bad thing.

At the moment we are going with the second option.

If you need to move fast, I'd also go for the second option. They say it's a buyers' market ATM. We are also trying to sell

I would be tempted to go with the second option too. Even if you go with the first option it doesn't alter 2 other properties being for sale on your road. The second option sounds like they will market your house to more people and if you want a quick sale anyway all the more reason to go with them. Good luck

I'd go with the 2nd option.

Persence in paper is important, IMO. If people ask to view one or more of the other houses in your rd, the estatge agents will probably suggest they view yours aswell, so you are likely to get more viewings. Let them know the fee the other agents fees, and tell them you'll use them if they match the fee.

And how nice to have all the boards in the rd matching!

Had not thought of matching boards.

We are going to undercut everyone on the road as well even though we are at the "desirable" end of the road that people paya premium to live at.

This is about the 7th or 8th week and we had 4 viewers in total. We are in SW London and have already put the price down by 25K and will cut another 10-15K off, maybe more.

Gosh, prices are much lower here so although we may have to drop 10% it will hopefully be ofset by a lower buying price down south.
