Okay so there’s nothing coming on to market and it’s getting so tiresome, We’ve been watching for 2 months now and it’s just so slow. Anything decent goes seemingly to people the estate agents know.

the brief:

2/3 bedrooms (better if 3 as I WFH)
east London zone 2/3/4 (further out is too much)- non negotiable we love East, flexible on which parts for now, we’ve rented all over. Like Victoria park, even further out Walthamstow. Forest Gate, Shoreditch, anywhere, Even Canary Wharf way really.
we do not want a flat as worried about resale.

period property, no ex council houses unless really nice. Some period features would be nice. Don’t really like overly modern or grey details.

The budget isn’t huge (for zone 2/3 at least) and this is usually the sticking point- £800k really I the maximum maybe a touch more if special.
it needs to be done up or at least liveable.
outdoor space, quiet road or street if possible as we like peace (so no school outside).

im fed up of searching does anyone have any options for us?

Obviously it's not realistic with your list of requirements to be dreaming of Victoria park area or Shoreditch.

I'm not familiar with all the places you mention but it sounds like you are being a bit unrealistic which is maybe why you are struggling to find somewhere suitable.

@Sangriasandy just looked at Rightmove for Walthamstow and they seem to have quite a few period 3 bed terraced houses for 750k - 800k so I think you should focus your search on the more affordable areas like that.

Is the problem that you want the property done up? I’m in wanstead (east London zone 4) and view it as a premium area so most of the houses that come up need work (ie they’re mainly from old people that died as people don’t often move away). The ones that are done up therefore come with a huge price premium…. Just wondering x x
