Crazy to consider this old house?

I am renting and have been looking to buy for the last 6 months.

This house has come on the market and I’ve fallen in love with it despite me vowing never to buy an old property again.

It’s not listed.

I know the property, through a friend of a friend and it has been well maintained. The garden is just beautiful.

What should I be aware of so I make a sensible, head led decision.

It may be my eyes, but am I right in thinking the kitchen has no upper cupboards, no range-hood, no dishwasher, no fridge?

I would have loved it, 40 years ago. I'm too old now.

You’re right in that no upper cupboards or extractor. It’s a very rustic kitchen
dishwasher is in the utility room and there’s a stand alone fridge freezer

It's wonderful. Buy it! The only thing that would put me off a bit is the vertical beams but everything else makes up for it.

I love it . It seems very reasonably priced though and I’d wonder why . Definitely get a full survey done. If you aren’t keen on gardening though that garden will soon look tatty.

It’s a lovely house. Main thing I’d look into is what the render is.

It’s a timber-framed property, so the “coating” is important. If it’s been encased with concrete, then that’s not good. Timber properties can’t breathe if they’ve been covered with concrete. Any moisture will gradually decimate the timber structure. Timber properties should be rendered with lime. If this isn’t the case then I’d be looking at a reduction in price to carry out the necessary works.

Oh how utterly beautiful! You’ve found a gem and it looks very well maintained. Go for it but like others have said just get an extensive survey.

Lovely house but do ur reasearch on the house and location... we went to move once.... the house was so big and cheap it was in a beautiful looking village we thought we hit the jackpot... it was on sale a long while...we later found out schools in the area were very good poor and was alot of teen related crime. We wasn't aware of this until we googled it, and so much police involvement on the street we were looking at.

what is the area like? Are they good schools? Noise levels?Crime? It's all about location. Do homes usually sell quickly in the area.

What made you swear off the last old house you bought op? Upkeep? Cost?

Location may have issues. The front garden (the big garden) is accessed by a gate, which is opposite the Angel pub car park entrance. The rear garden access, where the garage is, seems to be shared with at least one other property, and is gated. So there will be some sort of right of way/easement going on there.
It’s a nice enough house, but looks like it would be difficult to heat, storage might be an issue, and no French windows to look over the garden. Why do you have to ask for the EPC? 🤬
Also the never ending maintenance.
The agent has skillfully hidden if the garden is overlooked.
Last sold 2016.

I think it’s lovely. The only thing I don’t like is that you have to go through bedroom 4/landing to get to the bathroom (probably why it’s down as a 3 bed). I’d go for it. Good luck OP

Couldn’t see any radiators upstairs.
Is the heating adequate?
I would be wary of single glazing but obviously there are remedies.
Kitchen a bit cramped but it’s a lovely house overall.

Really think about why you didn't like living in older property before and really think about that!!

I'd get the best Survey money could buy because I'd be wary due to not thinking you'd get that property in that location for that price. Generally, if something seems to be too good to be true, there's an issue!!

If you're not much of a gardener, can you afford to pay someone to look after it??

Have a good look for damp, and keep your nose open. This is a solid wall, wooden framed house (by the looks of it).
Look at the ground levels outside. Ask who and when it was last renovated, and who painted it and with what paint.
Ask about that access!

So I went for a viewing and ended up having a lovely long catch up over wine with the owner as I do know her and the house.
I now want to put an offer in!
It’s more than I wanted to pay but don’t want to offend. WWYD?

Make an offer and say it’s your best and final. If you know them just be up front and that’s that.
Unfortunately you will still need to make it dependent on the survey.
