Looking for advice on Albany Park (Bexley) – buying a property

Hi everyone,

I’m looking to buy a property (3+ bed house) in Bexley and have come across Albany Park; specifically around the Maylands Drive/Cleve Road/Royal Road/Goodwin Drive/Kimberley Drive area.

It’s much more affordable than neighbouring areas like Sidcup, which makes me a little concerned. I’ve done some research and noticed that a lot of the housing seems to be ex-council or council-owned. I’m not a snob—just trying to get a realistic picture of the area before making a decision.

Does anyone live there or know it well? Are there particular roads to avoid? (apparently, the Hurst Road side of Albany Park is nice - is that true?) Also, how are the local nurseries and schools? Hoping to have a baby in the next few years.

Any insights would be hugely appreciated!

I grew up around there and still have family nearby. It’s not the fanciest part of Bexley but nothing wrong with it either - just a mix of normal people living there really. Have never had an issue walking home from the station at night for example. Very handy for the train station, Five Arches is a fantastic open space.
