3 x 6 meter rear extension cost?

What’s the realistic average cost of a 3 x 5 meter rear extension in the SE? It’s just to extended dinning room and shouldn’t need planning permission based on measurements (I don’t think) or new kitchen etc. Haven't brought the house yet but thinking of making an offer depending on what the cost for this would be. Any help?

I think costs are insane now so would be guessing all quotes would be above £50k

We were quote upwards of £80k for a 6m x 4m on the south coast!

£2500 to £3000 per sqm, 2025, so £50k ish.

About £4000 per square metre plus interior fittings (kitchens, flooring, wall coverings etc) plus vat. So about £72k plus vat which is £86,400

Paid over £50 for this 2 years ago and more like 3x4, we also don’t have to pay professional fees.
Realistically all in you’re probably looking at £70+ depending on finishes and windows etc.

Id think you'd be extremely lucky to do it for that and you'd be looking at the very basics and doing it with someone who isn't vat registered

I think some of the estimates on here are a bit high but it depends on location probably. We are in the East and have just had 3 quotes for a 3x5m extension to our kitchen - they came in at 37k, 38k, and 45k.

Just to add to above, these were all VAT registered companies and costs were inclusive of VAT. We were told by about 4 builders to estimate between £2-3k per sqm - but we are in East England, the SE is probably one of the most expensive parts of the country to build.

Pre covid you could build for a lot less than £2k/sqm. We did a 72sqm extension pre covid and it cost just over 100k!

£37k including VAT, materials and professional fees for a 15m2 extension?

I honestly can’t see how you could even cover a day rate for the length of the project once fittings, doors, and materials have been covered never mind a contractor fee.

Yes... see attached image, we had this about 3 weeks ago. A reputable local company that several friends have used. But we got 3 quotes in total and the others were much the same, one came in at slightly more at 45k ish.

As I said though - it probably depends on where you're based, the SE is known to be extremely expensive.

Ive just realised its 3x5 not 3x6 so that would take it to £72k including the vat
