Asking landlord to maintain property

We have lived in the same flat for four years. When we moved in, the polish/varnish on the floor was starting to wear. We never wear shoes on the wood floor and only brush or hoover the floor. But now the varnish has worn off and looks patchy. It makes the room feel dirty and cheap.

Can I ask the landlord pays someone to fix the floor? Every year the rent has gone up but obviously now that we are approaching to renew for year 5, the flats needs TLC done it.

Nothing has been done to maintain the flat other than emergency repairs.

Nothing wrong with asking.
If it was something essential they would have to fix it but cosmetic things they might be happy to fix anyway as it isn't in their interest for the property to get run down etc.
I've just paid a decorator a lot of money to decorate 2 rooms in a rental house I own as they were so tatty and the tenants asked.
There are other jobs that need doing but I'll have to spread them out as they will cost a lot.
