How much to convert bungalow's loft into 2 bedrooms

I am looking to buy a detached bungalow for £625k in west London.

How much would it cost to add two rooms and a bathroom upstairs.

Hi OP, sorry if you know all of this already, but first of all, you’ll need to make sure you have planning permission to do an extension. Do you have that secured already? Once you have the planning permission, I’d suggest you get some quotes - around 3-4 - from local tradespeople - if you’re not able to do some of the work yourself. It might work out cheaper for you to buy a 2 storey place outright rather than extending a bungalow.

I am north, so will have cheaper prices. I haven’t personally had a quote but a friend was told around 65k for a loft conversion with no bathroom..

We are interested in doing something similar and are hoping it might be about 70k as we hope to do internal work downstairs too..probably another 30k on that!

I have looked at moving but in Scotland the stamp duty is astronomical and would be at least £40k alone so it might not be worth it as those properties also require some work!

I'd imagine £100k probably even more, especially in London.

Dh parents already had converted 1 bedroom upstairs in their bungalow and then added another at the back and a bathroom inbetween. That was £50k for one extra bedroom and bathroom about 18yrs ago and in central Scotland.

You'd be best to get a builder to give u a rough price.

Depends what you want, a velux conversion is much cheaper than a dormer etc...

It depends on so many factors: do you have enough roof height to comply with regulations? Or do you need a new roof? That alone makes a very big difference in price so it's impossible to pluck the right figure out of the air.

If it’s a straight-up dormer with good head height already, you might be closer to the lower end, but in London, costs can rise quickly, especially with plumbing and high-spec finishes. Always budget a bit extra for contingency.
