What's the housing market like in Glasgow right now?

Looking at a property on the outskirts of Glasgow, valued at £220000, all 1's on home report apart from a few, in good condition. What would be a reasonable offer on a property of that value in Glasgow right now? Thank you Smile

Massively depends on the area of Glasgow. Probably best to look at recent sales.

I'm just outside Glasgow, an hour to the north, and everything is going way (20-30%) over the price.

@Pleasehelpmedress that's what I'm worried about Sad 2 years ago, we offered £40k over valuation and got the property but didn't go through with it; last year, we offered value of property and got it. It's so hard to know; irony is, we could afford a much bigger mortgage but not over value.

The only area I know is a desirable suburb outside Glasgow. My understanding of the process is:

Marketed at offers over 200 (I assume)
Home report 220 (you said valued at)
Buyers are expected to offer 10pc over HR so around 240?

It really depends — tenements in the West End go for at least 10% over home report, ones in the Southside go for 20-30% over, small semis and terraced houses in the Southside go for 20-30 or more% over, and tenements in Dennistoun go for more like 10-15% over. Then sometimes properties languish and don’t sell and go for 5-10% over, but with all the tracking I’ve done since Jan 2025, I’m not sure why some properties sell for so much and others don’t! What is the area?

I guess it depends if you're talking about Bearsden or Easterhouse. Need more info.
