Best value area in Zone 2 London?

Where do you get the most bang for your buck in zone 2 London?

Hit me up with your ideas for a)Family houses and b) Two bed flats

I have suggested both as I know we look for different areas at different life stages.

I am not currently looking but intrigued to discover new areas. We will either upsize in the next two years or hang on and eventually downsize so I will come back to this thread…

@LionAndEmperor13 when I Google Kilburn, it comes up with an NW6 postcode but on rightmove, this generates properties in Queen’s Park, West Hampstead and St John’s Wood which are all very swish and not like the grittier Kilburn I imagine!

@poppyzbrite4 Do you mean Canary Wharf/Limehouse etc? There are some reasonably priced flats there due to the high volume I guess and the exodus from Canary Wharf back to the City maybe.

Some bits of NW10 are in zone two. Definitely tower Hamlets. Some bits of Newham as well. But some bits are really posh, other bits really impoverished. Maybe south then Deptford/ north bit of Lewisham?

It depends what you're looking for. Tower Hamlets is a big borough with a lot of wealth but also pockets of deprivation. Areas I recommend: Shoreditch, Wapping, Spitalfields, Canary Wharf, Bow, St Katherine's Dock.

However if you're looking for an investment there are some good places around Mile End, Stepney Green and Whitechapel.

@Arightmover bethnal green, Bow, some bits of Shoreditch, Whitechapel, mile end are all in TH. It's the poorest borough in London but with a lot of wealth in the Canary wharf area. That seems to be dying off in a big way though as banks etc move/lose floor space. But also mudchute/island gardens in isle of dogs is kind of quiet and has nice river scenery. Very windy though! They have a farm there too. So nice for kids in many ways.

For a flat Vauxhall is not a bad shout as there have been so many flats built (largely at silly prices) that there is a bit of an over supply. SO you could get a 2 bed for £400. May not be so easy to sell though. Family houses start at about £1m though

From what I had been looking into recently Kilburn High Rd is a bit grim and that's the impression I get when there in person. It is v close to Queens Park though, literally just walk down one long road. There is quite a bit of crime in the QP area I believe because of the proximity to the High Road and a notorious council estate which IIRC begins with M nearby. There's a nice block of new flats overlooking Grange Prk but I think the area might make it a no no.
