Can anyone explain in really simple terms what the process is and approximate timescales?
Planning permission? Building Regs? Getting quotes? Choosing a builder? How long it will take? Idea of budgets?
We want a single storey extension, about 12x13, plus a smaller one alongside - about 6x8. We are in a terrace though, so everything will need to come through the house .
If anyone has anything useful they could tell us I would be very grateful .

from past experience recession doesnt make building cheaper it makes fewer builders cos they go bust and some go bust with your money

so the ones who are left are still in high demand and materials go up in price and because all the places that make stuff are cutting back there are shrotages and long waits for goods

So, should we start the process now, or wait a couple of years till things pick up? Is there ever a good time to trash your house and spend loads of money?

We are in a similar situation, we would love to move but doubt we would get enough for our current place (esp. the way the market is going!) to buy somewhere in the locations that we really like.

In the meantime next door is having major building work done and I am having a severe case of extension envy - am very tempted to ask his builders how much they will charge to do our similarly (he's having a kitchen extension, 2 rooms plus ensuite in the roof and a humungous brick-built shed at the foot of the garden which looks more like a small bungalow than a shed!). That would give us all the room we'll ever need (but we'd still be in Ilford ) and would mean we won't have to move if we are successful with IVF in October.

Oh, and then we can rent out the extra rooms in 2012 for the Olympics!
