House buying companies

House has been on the market for 8 months, we've had viewers, one offer that fell thru, due to our buyer losing their buyer. It is on 20k under valuation. But I'm losing hope it will sell. Have any of you used House buying companies and if so what was your experience like? I know they offer way under value.

I wouldn't get hung up on the valuation price. Check what similar properties in your area have actually sold for. You'll only be able to find sold prices for as recent as 3 months ago, but should give you a better idea.

The valuation was clearly wrong though so you need to forget about it now.
By what percentage of the initial price have you reduced? Are we talking 2 or 3% or 25%. There's a very big difference.

@Aligirlbear, I thought they would have a guaranteed buyer/investor, however they market it the same way as a high street estate agent, to normal buyers as well as investors. So thought I may as well stay with agent I'm with already and reduce it myself. So now 30k under valuation. Fingers crossed, but not holding my breath.

Didn't go with house buying agents, as it seemed very hit & miss, once you read T&C's. I stayed with agent and pleased to say I moved 3 months ago. Alot of them say they have buyers & they don't, they just market it the same as an estate agent at a lower price.

Seems the best price you can get is around 85% market value www.readysteadysell.co.uk/best-house-buying-companies/ , i have been shopping around not sure its worth it.
