How long was mortgage offer - completion for you?

Had my mortgage offer yesterday. I'm selling to a couple that are renting, accepted their offer at the end of March and had contracts last week so that's almost done. My seller is buying somewhere chain free.

Anyone been in a similar position? How long did it take? Alternatively if anyone has a crystal ball it would be appreciated!

Don't count your chickens, it could all still go to shit like mine did but I would say you will be in at the end of the month with a bit of luck.

We used to tell clients we can only go as fast as the slowest person in the chain so:

Is the buyers mortgage offer/searches in? Has your solicitor responded to all enquiries? Do they need to give notice on their rental and are they restricted in what dates they can complete by?

Are all your searches in? Have you had replies to your enquiries from the sellers solicitor?

Is your sellers mortgage offer/searches back yet? Have they had replies to all enquiries?

Ask the estate agent/your solicitor these questions and it should give you a better idea. Once everything is in, the outstanding paperwork will be sent to you to sign (contract, transfer, mortgage deed, sdlt form). At this point completion dates are normally discussed but it really depends on the individual case and how fast the rest of the chain are going!

4 months as the seller… chain free… think both solicitors were slow!

Offer accepted in Jan for our next home. Accepted an offer on our current one mid-Feb (cash buyer!)
Our next home has been through probate, so no hold up there. Our mortgage offer is back, searches complete, all enquiries addressed, we've signed our contracts and yet we STILL don't have an exchange and completion date. Still waiting around for our buyer to get signing... What I'm trying to say is that with all the will in the world, you can do all the things your end quickly yet you can't go faster than the slowest person in your chain. It's frustrating.
