Cheaper rent vs Expensive rent without commute

Looking at flat rentals at the moment.

Flat 1. is 30 minutes on the bus from work. £900 a month. Bus pass is £100 a month.

Flat 2. is 15 minutes walk from work. £1100 a month.

My salary is about £3000 a month.

Good point about council tax! Had assumed they’d be the same rates as flats are same size.

Flat 2. Is £50 extra a month. So it’s actually £150 a month to save 20 mins a day commuting.

I'd always go for the shorter commute and better/more convenient area if I could afford it, so Flat 2 for me all other things being equal.

Shorter commute means less stress, less time wasted, better lifestyle. Those time margins are important when you do it day in day out. If you can afford it I’d go for no.2
