Need help and advice on selling and moving to rented!!!

RIght some of you lot know my background but i'll recap for everyone.

Dh left in Sept, we have a part buy part rent. Don't know if he's coming back. But i can't afford the mortgage on this place, i'm ending up minus each month.

So i need to sell and move into rented until the kids are older, i've got some qualifications and i can start work.

Any tips on where to go who to talk to, because i have a funny feeling i cant afford to move out, as i don't have spare cash for legal fees etc. but i cant afford to stay either!!

i think im just f*cked!

If you're not working, then go and claim Income Support as soon as possible and then make sure that you put yourself on an Interest Only mortgage as soon as possible. After 9 months of being on IS, Social Security will pay your Interest Only mortgage up to a certain level (check with them what this is).

Go and talk to the CAB, they can help you figure out your finances. Also, don't forget legal fees, estate agents are all deducted from the final fee, so you don't need the money upfront.

thanks, i am on IS but cant change to Interest only as tied into a 5 year fixed fee.

thanks for advice to go to CAB think thats my next step!

I think they will pay the interest component of your mortgage in anycase. Depends if thats enough to keep you afloat. I would ask your local IS office for the number of the section that deal with this area.
