Keep a box room or add a shower room?

Hi all - we have a ‘4’ bed house which is actually 3 bedrooms and a box room (you could just about get a single bed in so officially apparently that makes it a bedroom). The house has a downstairs toilet and one family bathroom upstairs. Now that the 2 kids are teenagers I feel a second bathroom (not en suite) would be more useful than the box room as it is. My reservation is we are likely to move in the next 4-5 years - what would affect the value more? I don’t want to pay thousands to convert and then find out we have knocked 30k off the value!!! Anyone been in this situation?

A quick Google suggests it knocks 15% off the value.

Box rooms are a lot more valuable than they used to be due to wfh. Can you post a floorplan? Might it be possible to squeeze in a slim shower room somewhere else eg by taking a little off two bedrooms?

No possibility unfortunately as the house is actually like a dormer bungalow (although it is a house officially- hard to describe!) so we are stuck with the dormer structure. Thanks though
