Any ideas how long probate is taking at the moment?

Just that really. We are buying a house that and are waiting to probate to be granted. We were told they applied very early January.
Had anyone got experience of this in the last few months? I know it’s all quite subjective.

Our mortgage offer expires in a couple of months 😞 so we’re just really worried.

I did it 18m ago and it took 8 weeks. V straightforward application though

I’m in a very similar position, we made an offer on a house we love and sadly the owner passed away. I was told it was a very straight forward case and executor would be applying for probate quickly via their solicitor. I’m presuming this was done by the end of Jan and we’re still waiting. How are you getting on with your wait?

Our probate application went through in 16 weeks last year 2023 (but there were no property complications).

Took me just under a year, but I cocked something up right at the start & that took 7 months of it to sort.

hi, we process house in end January probate not granted yet because they lost original will, yesterday I call to estate agent lady she said it’s going to take mid august to get more update from probate office. My mortgage offer going to expired on end august what can I do in this setuation, i don’t want to withdraw my application I like that house. Thank you.

Your solicitor isn't going to/can't do much until the other side provide them with confirmation of Probate - they can't make the vendor magic it up. Also, its worth you talking to your mortgagee re what happens if completion doesn't happen in next couple of weeks, since its you who wants mortgage.

6 months to get acknowledgement from probate office and 35 weeks total. We were teetering on the border of IHT, then accepted a better offer on DFs house so had to resubmit some forms and pay the IHT. If it's a straightforward probate it should be quicker.

I'm attempting to buy a property and have been told they applied for a code on 17th July this year and then they will submit probate. I'm tempted to give up as it looks like a very long wait. Does anyone know how long it is at the moment ?

Ours was submitted in April and was bang on the 16 weeks quoted on the government website at the time. Check the website.

The code should take four weeks from HMRC. Straightforward online probate applications are now back down to two weeks.

Applied in July and had probate granted within a month! IHT took much longer. Sounds like we were very lucky, I wonder why it varies so much.

A year give or take. Absolute nightmare. A simple mistake was used as an excuse to push you to the sidelines and not progress. And the ridiculous rules about when you're allowed to chase. Shambles. The grammar wasn't great either.

Something I don’t really get is putting a house on the market before probate is granted. I was ok with beginning to clear the house once the application was in but no way would I have put the house on the market until probate was granted.

18 days recently for a simple estate. We were expecting 16 weeks minimum.

We just had probate for my MIL take 14 days max - solicitor submitted everything 30th July and it was granted 11th August. The longer bit was sorting the IHT but that was more to do with our solicitor. Fairly simple estate with one main benefactor and one trustee, one house, one main bank account, no other big value items like cars or anything like that. She died 19th March but we didn't go and see the solicitor until 11th April, so it's all taken about four months. Just need to sell her house now.

We had our probate granted on the 30th of august after waiting a year since we made the offer on the property... Does anyone know how long it takes for vendors solicitor to get the copy?

I was just about to exchange contracts last week and unfortunately the owner has passed away, now gone to probate. So my solicitors have applied to expedite probate. Not really sure what’s going on my solicitors aren’t great either.

We are stuck in probate limbo. We have had loads of issues over the last year, eventually our chain was complete early march. Top of the chain is probate, apparently application went in January and was imminent 2months ago… supposedly a straight forward application. I’m beside myself. We are relocating and my eldest will start high school in September, it’s getting to a point where we may have to pull out and not move areas 😞 I’m beyond stressed, frustrated, annoyed

The probate office seem to be a joke , probably lots of Wfh civil servants, the longer they hold on to the money there is flat rate of 20% tax on interest. The whole thing is a scandal but no one seems interested. Everyone is pulling their hair out over it. Write to your mp
