Currently in Berkshire but we're all desperate for a fresh start and would like to move further north once ds has finished GCSEs this summer so our 16 year old needs very much need to be taken into account. And ds going to uni so seems like a good time to do it

Wishlist is:

Large village/small market town.
Plenty of coffee shops
Nice pubs and restaurants.
Pretty countryside views/ walls nice pubs
Easy links to nearby cities, but don't need to be right next to a train station. Be good to be able to get to London somehow for occasional work
Within an hour and a half from Nottingham
Close to good college /sixth form

Absolute max budget is 550k With that we need somewhere with at least 4 bedrooms, detached and with a large garden. Ideally a bit of land (possible wishful thinking, I know)

Places already considering are Newark, Retford, Barnsley area

Anyone with any experience of those areas or new ones I haven't mentioned, please share :)

Market Harborough (might be a bit pricey)

Hartington (more of a village but beautiful)
Castleton
Olney
Swaffham (might be a bit far)
Bakewell
Matlock
All places I know decently well and wouldn’t mind living, but quite different vibes.

I really like Newark. It's a very pretty market town with some really interesting old buildings. House prices are reasonable, and it's a quick train journey to Nottingham.
