I can't believe I've just sold our house!!!

We were about to put it on the market with an agent,but I decided to phone a local housing association yesterday,to see if they would be interested.
Their surveyor came this morning(all of 10 minutes)and they phoned me a couple of hours ago,offering us 3k more than what we were hoping for.I thought it would takes months to sell-it doesn't seem real.

We're in Essex and are hoping to move just up the road to Upminster,but there doesn't seem much on the market at the moment.The HA said they are happy to wait for as long as it takes,so I'm just hoping it doesn't take too long to find something nice.
