Which would you prefer?

A 3 bed house with a big master bedroom (12ftx20ft) with ensuite, Bed 2 (12ftx12ft) and Bed 3 (12ft x 7ft).

Or a 4 bed house with Bed 1 (12ftx12ft), Bed 2 + 3 (20ft x 6ft), and bed 4 (12ft x 7ft).

The only way we could turn our house into a 4 bed house is by having 2 long, narrow rooms of 20ftx6ft. I think we'd be better off leaving it as a 3 bed? But what would add more value?

He's keen to turn the house into a 4-bed. Why when we only have one dc and won't be having anymore I have no idea!

Would it not be better to do two 10 x 12 rooms? Even if it meant putting in a lobby type thing for access?

we bought a 4- bed last year and knocked two rooms together as the rooms were useless as they were

so dont think that 4-bed automatically means more money - only when the proportions are actually useful

The only way we could get 2 10x12 rooms if if you walked through one to get to the other.

Or if we put a corridor through the first one which would make it about 8ftx12ft.

I still prefer the one big room.

but if you need 4 beds I would far rather have one 8 x 12 and one 10 x 12 than two 20 x 6!

don't forget to account for the wall - you would end up with 20 (12/2 - wall) so 20 5'6" or something - waaaay too narrow.
