HELP! I'm supposed to be moving on Thursday next week and THIS has happened

Our buyers have done their Land Registry search and a pending entry has come up for a company called Welcome Finance. It was timed at 5.30pm on 6th March.

Now I have never asked this company for even as much as a quote for a secured loan, much less applied for one,and they've got an application in.

What on earth is going on????

The LR is a very big bureaucracy and things do occasionally go wrong. Call them first thing on Monday to find out if the wrong ID number could have been input and call Welcome Finance to find out if they are chasing you or someone they believe to be living at your address.

In all probability it is an admin error and can be easily rectified but, if it is identity fraud, then you will need to tackle it asap.

Welcome Finance are what is called a sub-prime lender. Maybe they have a charge over your property? Sometimes debt is passed on, so have you spoken to any companies at all about a loan secured on the house?

Agree with previous poster - don't think the land registry deals with this kind of thing, but I could be wrong.

Definately ring them up and find out. You got to be proactive with things like that.

Thanks for that - I am ringing first-thing tomorrow.

I definitely don't have any secured loans (other than the mortgage!!!) and we have lived here a while.

When someone wants to take out a secured loan they undertake a search at the Land Registry in order to register their priority (ie to get their charge registered against the property within a certain time without anyone else coming along and getting one in first) - so the people buying mine have done their search and found this Wellcome outfit have registered the same search a week before.

Watch this space, I will update tomorrow!!!!!!

Don't panic! Something very similar happened to me. On the day we were due to complete (i.e. house completely packed, removal van outside - likewise, our buyers and the people we were buying from), I got a frantic call from our solicitor asking if we had applied for another mortgage on the property that we were selling! Don't remember the full details (as I was running around like a headless chicken for most of the day, but basically they were doing last minute searches to check that we hadn't re-mortgaged the property, and an application came up. Like you, I had absolutely not done anything of the kind.

It turned out that somebody else in our street had applied for a mortgage, but the wrong house number had been entered into the database....... Took a couple of extremely frantic hours to sort out, but we eventually completed at about 3.00pm that day.

Hope you get it all sorted tomorrow.

The Land Reg doesn't deal with loans per se but, if someone takes a loan out with a home as security it will be entered in the Land Reg records.

thanks again - TattyCatty I am hoping your situation is the sameas mine, although having said that I think I wouold rather have the panic over now rather than completion day.....

And you know how it is, I KNOW I haven't done anything but I am panicking someone has stolen my identity or something (although who would want that I cannot imagine!)
