I’m new to being in a position to buy. I don’t know where to start. If say my budget was £200k do you like at properties only up to that amount or do you look at ones a bit over in the thinking that could offer less? I’m sorry to ask a stupid question. I never thought I’d be able to buy!!

Yes I'd say its worth looking at properties slightly over your budget, with a view to offer a little below. As long as you aren't in Scotland.

Oh yep I would look at properties upto 215 and yes different rules in Scotland.I can only comment on the English market. Check you have budgeted for solicitors, mortgage fee if applicable etc so you know how much you got to play with. Use the sold button on right move so you don’t pay over the odds.

In this market yes I would look a bit higher with a view to haggling. This time last year no way 🤷🏻‍♀️

Definitely look at homes up to 250K. You may decide that you get a much better home for that price and are willing to save up more for it, or wait for the price to come towards you in this falling market. Get out and look.

Please don't present yourself to an EA so passively, as they will exploit the hell out of you. Do lots of research on how to look for and view homes.
