House on market for £249 950, what to offer?

That's my question - what would a reasonable offer be in this climate?

We still have a house to sell so it's hypothetical really.

For offers to be taken seriously it should be within 10% of guide so less than 225k will be judged insulting. Try looking at www.nethouseprices.com to see what similar houses in the area have sold for recently.

Should say, it depends how long it has been on the market and whether they have reduced price already.

If I had received an offer from someone who wasn't in a position to buy it (ie, not having sold theirs), I wouldn't be able to take it seriously as it would be meaningless, tbh.

If, however, you were a cash buyer, first-time buyer, or had a buyer for yours, then I would consider an offer.
