520 on a 550 house, too low?

Dare I offer that, I'm chain free and purchasing with cash in bank? Worrying it will seem like a rude offer/ House on for a week.

It's basically a 95% offer, I would absolutely offer that. The worst they can do is say no, but it is not a rude/ridiculous offer in the slightest

Oh great, I've been worrying loads about it so thanks, I wish I could offer asking but it's just too much with stamp duty but I just wanted to gauge thoughts before offending the vendor.

Anything up to 10% below is fine I think, especially in the current market.

I'd actually go lower. We've recently had an offer accepted 7% under asking, in a very popular town. And we're not cash buyers.

I was always told you should get your first offer rejected, then you haven't overpaid.

Agree I’d go lower as a cash buyer, exact asking price would depend on previous sold, if they’ve had the house a while I’d go in at 500.

I'd go lower. They will try to negotiate and you can do that - especially if you go lower. It's becoming a buyer's market.

We just negotiated £20k off a £450+ house that had been on the market for 8 days. Desirable area. We are chain free and sellers want speed and security so everyone is happy.

I don’t think your offer is cheeky at all.
