If we like Tooting where else would we like?

We're looking for a flat in London and based on our research (basically reading lots of mumsnet threads) we've visited Blackheath and Tooting so far. We didn't think Blackheath was right for us (seemed too suburban and a little dull) but we really liked Tooting. The diversity of the people, the market, the common and once it's open the lido were all great. Also the fact it's got good transport options for getting into central London.

Budget is £500k for a 2 bedroom flat. Is there anywhere else we should visit before we make a decision please? We don't live in London currently so need to make the most of our time when visiting. Thanks in advance.

Sure 20 mins is optimistic but I wasn't talking about rush hour!
We're in the vale. It's not cheap, property here has slumped a bit because of the amount of HMOs. But for people who are leaving flats in Balham etc, SC is a very viable area

But rush hour timings is generally what's important. There's nothing wrong with the Vale it just has a very different vibe to the Streatham parts close to Balham or Brixton but obviously you won't get a house for 500k or 1m there!

I live in Tooting! Yes it's a but scruffy but it's probably the cheeriest place that I have lived in London. If the main part of Tooting is out of your price range, how about the area around the Gorringe (a nice pub), some of it is strictly speaking Mitcham, but handy enough for the main drag in Tooting. I have also lived in West Norwood and Streatham, they're both very nice in a neighbourhood sense, once you get off their high roads which I think let them down a bit. The one thing I will say against Tooting is that it seems to be becoming very young, my street is endless parties. West Norwood and Streatham are a bit more middle-aged (its probably time to move!)

West Norwood is a fantastic place to live.

A real sense of old fashioned community and some really lovely roads and houses.

Very underestimated and marred by opinions of how it used to be, which is fine as it keeps the prices down!
