Bizarre layout

Just seen this property near me, being nosy, not interested in it.

It's ridiculously over priced at 600k, even with a working layout and has been reduced. The shower room is the only one, just a loo downstairs. How does this set up even work? Does the occupant of that bedroom need to vacate when someone's taking a shower/having a poo or do they just wait? Is there a lock on that door, meaning someone is imprisoned when the bathroom is in use? The mind boggles.

Just cannot imagine spending £££ on an extension and thinking "oh well, it's not perfect, but at least we get that 4th bedroom" 🤷

Oh awesome, the downstairs sucks too. With such a long narrow kitchen why would you block the door to the living room meaning everyone is constantly squeezing past the cook.

I was expecting this to be some awful ramshackle house with mad extensions that needed renovating (or demolishing), but it's obviously well looked after which is even more bizarre.

My presumption is that bedroom 3 used to be the bathroom and that the landing was bigger and encompassed where the bathroom is now or they took part of the landing and bedroom 4 to make the bathroom? So it likely used to be a 3 bed. Crazy.

Bedroom 3 would have always been that way. They've just added that room behind the bathroom I assume.

I was probably a bit mean to say it wasn't "done" in my OP. I didn't mean it was a doer upper, just that it wasn't one of those houses that have been totally renovated with new kitchen/bathroom etc, therefore commanding a higher price tag.

They really need to price it as a 3 bed I think. It's hard to imagine what that room could be without it being inconvenienced by the bathroom.

What a shame. They’ve obviously spent a bit on it but have ended up with an appallingly un-user friendly space.
At least put a door into the living area from the hallway or from the front living room. So weird.

Building work is very expensive at the moment and extra bedroom is an extra bedroom, and still better than nothing even if you do have to walk through a toilet. It would probably be better to make bedroom 3 the bathroom. Remove the existing bathroom and just call it a 3 bedroom.

Well clearly they didn’t buy a house with a better layout as they have gone ahead and had it built. It is what it is offer what you think it’s worth and/or look for something else more suitable

Well yes, but it seems surprising you'd build a double storey extension on the back to create a layout that's awkward downstairs, with an inaccessible bedroom, when you could have built on the side. I assume cost wouldn't have been significantly more.

When I posted this, I hadn't noticed the side potential, so had assumed they had built on the back as it was the only option.

This is near me! No idea why but it always tickles me when another Mumsnetter might be nearby Grin

Back to the house though, I am half tempted to view that property just to understand what the purpose of that small hallway is between the shower room and the toilet!

I suppose the back bedroom could just be used as a study & storage, so mostly only used in the daytime.
It needs a good re design.

All the photos taken from a peculiar angle too. Do prospective buyers need to see the scorching on the underside of the kitchen cupboards from the toaster? Or the wiring from the boiler? Or the artexed ceilings?

i would make bed 2 a narrower single bedroom and make a corridor between bathroom and bed2
