House prices have definitely come down where my son is looking. Three bed semi type houses. There are lots of houses coming on the market and lots of reductions.

Where I look, nothing shifts before it’s had 50k, or more, knocked off initial asking. Price range 350 - 650. Difficult places just stick, plenty of houses first listed last August, then relisted once or twice.
Desirable properties do go though, but most listed is dross not updated in 20+ years.
Affluent area NW England.

North east here, have just sold my house in a week, generally houses are selling but taking longer.

@Newhousecrying yes in sale. Its ridiculous how much there going for. I'm renting a house that my parents own as we've all loved round here all our lives but ill never be able to afford to buy my own round here. My friend was offered 34k more than the asking price of a family who came from Hong Kong for there kids to go in the local school. X

Shropshire and houses in my immediate area seem to be selling fast apart from the newer builds which have seen reduction after reduction. I am currently on the market (5 days) and had one offer so far which I am considering but have 4 more viewings booked in with 3 of those moving from London.

Honestly I know I need to make a decision but I'm massively struggling (I have anxiety and mild adhd) and it's totally consuming me. Need to made a decision by tomorrow

@insomniac1 we have bought a house on a new build estate where the road isnt adopted. The owner has paid some sort of insurance for it.

The council will adopt the road at some point in the future.
It wasnt an issue for us.

If prices are falling, those in expensive houses downsizing in terms of price will need to move fast, so I can see why London sellers buying in Shropshire might be very keen. The more usual upsizer (again, in money terms) will be more likely to hold off, as it could save them money.
Those selling but not buying, like probate sales, in theory should want to sell quickly if the market is falling, but they are often less realistic about dropping their prices to the new market value, forgetting that even if they get a slightly better price if prices go up again in a year's time, they have lost a year's interest on their money.

South West, village just outside Bath. Market still a bit mad, rarely come up for sale, when they do its similar to covid prices and sell in a week

I just had a look in my area (NW, major city) and some houses which came up on Primelocation in March are already showing SSTC.
We were under offer in less than week after going on market in Feb anc that's because I had 4 days marked as no for viewings😳
I just saw some prices around now! Omg. Maybe I should have waited a month😳

Expensive areas around don't seem to move as fast

To clarify, under 150k here are shifting, the ones over are slower usually. Some are taking a piss.

I saw today that one close to me has just been dropped in price...only went on sale earlier this year. At the higher end of the market.
