I am sooooo nervous. What he says will have a huge bearing on whether we can get out of this area or not. We are getting several valuations, but this is the first....

What are you nervous about - he should be courting you, you're his meal ticket. Ask some questions such as: how many houses have you sold on this street? What is the demand for this sort of property? Get him to back it up with stats from the office - eg: we sold a similar house in the next street three months ago: here are the details and then go round and check with owners (if they are still there) what they thought of service.

It's the valuation thing. We have a "unique" property and never intended selling it. We now want to get out of the area and have no idea if we can afford to or not. My nerves were due to this, in case he said it was worht sod all! It isn't worth as much as I hoped, but moving is still an option - hoorah!

Well, get at least another couple of opinions and, if it is a slightly eccentric property, I would go for the agency with the highest end reputation as they will be able to make a virtue of it and will be more experienced than someone just used to the bog standard.
