Berrylands (Surbiton) - schools? Smell?! Rough?

We have seen a house we like the look of on Chiltern Drive, Berrylands. I've seen previous posts about the sewage works and wondered if they remain an issue?

Please could anyone else advise about any good primary schools nearby, and what the local community is like? We don't know the area at all.

Hi we live there - bought a 4 bed nearby. It’s a great area to be honest - full of families and professionals. Great links to central - either the fast train from surbiton or the slower train from berrylands.close enough to surbiton or Kingston for shops.

feel like it’s the best of both worlds tbh - large houses with large gardens, close to amenities, close to surrey countryside and close to London

no smell tbh- maybe the station smelt a little one day in the last few years when it’s been hot but not the houses itself as the works were upgraded a few years ago.

lots of great primary schools - grand avenue, Christ church. Good secondary schools - state include Holyfield, tolworth girls. Then you have access to some of the best grammars and privates in London eg tiffins, surbiton high, Kingston grammar

Also definitely not rough

full of oaps who have lived here a long time, professionals or families with kids

take a walk down pine walk and see the houses there for example
