Rough idea of cost for this?

We’re thinking of putting an offer in on a small cottage which has planing permission for an extension but we can’t seem to get a rough idea of price without going through a lengthy design consultation. We just need a ball park. Has anyone had something like this at their home they could give us a rough idea of cost on?

that looks like an orangery? I would guess £40k - I am doing a wrap around extension to the side and rear at the minute and it is costing £70k. A big part of the cost has been the picture frame beam.

£60-70k I’d estimate for one of that size. We have had something similar done, but it was a few years ago and with current prices I’d estimate £70k.

They’re more expensive than a brick extension- the oak frame is expensive.

If you do anything like this be VERY careful who you use to do it. You need someone who really knows what they are doing. I learnt this lesson from experience.
