Selsdon- Littleheath woods area

Hi,

DH and I are looking for a house in the South Croydon, Sanderstead, Park Hill areas. Budget is 550k. No kids at present and not for some more years so not worried about schools other than for resale value. I have seen a house for sale in Foxearth road around Littleheath woods, lovely house but not sure about crime in the area. Street check stats are a bit scary, especially when it says "Violence and Sexual offence" and there seems to be at least a couple every month.

I live in East Croydon on the Park Hill road and have lived here for a few years. A visitor had a mugging incident as they were leaving to the station, this is the only personal incident I know of in the last 8 yrs so has been quite safe.

We can afford a house in SM2 or SM5 but dont know those areas very well and would not know which roads are good and which to avoid.

Commuting is not an issue as we mostly work from home.

Looking for advice from someone who lives or has lived in the Littleheath woods area or someone who understands my drivel :D .. are the houses backing into the forest safe? We love the house a little too much , seems perfect for us and for the puppy we are planning to get.

Im curious about the crime data you have found - how wide an area does it cover?

I cannot imagine that it's anywhere near the crime level near E.Croydon
Perhaps its skewed by being close to a main road. It seems like s safe place to me.
